Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the adopted South Oxfordshire Local Plan.

That the extension hereby permitted shall remain as ancillary to the use of the existing dwelling as one residential unit and shall not be occupied separately or used for any commercial or business purpose whatsoever. Reason: To protect the amenity of neighbours and because the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy in accordance with policies G1 and H12 of the adopted South Oxfordshire Local Plan.

No development shall take place until a schedule and/or samples of all surfacing materials has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall not be carried out other than in accordance with the approved details. Reason: To safeguard the character of the area in accordance with policies G1 and H12 of the adopted South Oxfordshire Local Plan.

That prior to the first occupation of the extension hereby permitted the parking provision shown on the deposited drawing reference PW 20089/B shall be constructed, surfaced and laid out. Thereafter it shall be retained as such unless otherwise agreed by the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with policy G11 and Appendix 2 of the adopted South Oxfordshire Local Plan.

That, notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the existing fence on the southern site boundary shall be retained and maintained to the satisfaction of the Local Planning Authority. Should the fence be removed, it shall be replaced within two months of the date of removal in accordance with a scheme to first be submitted to and agreed in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with policy G1 of the adopted South Oxfordshire Local Plan.
