Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the north elevation of the garage hereby permitted.
Reason: To ensure that the development is not unneighbourly in accordance with
policy G8 of the South Oxfordshire Local Plan.
That the building hereby permitted shall be used only for the purposes specified in the application as a private garage and store with playroom over for the personal enjoyment of the occupants of The Old Cottage, Newlands Lane, Stoke Row, and shall at no time in the future be used as separate residential accommodation or for any commercial or business purpose whatsoever.
Reason: To ensure that the use of the building remains incidental to the use of
The Old Cottage and is not used for purposes which would be inappropriate in this
locality, which is on the edge of Stoke Row Conservation Area and within the
Chilterns Area of Outstanding Natural Beauty in accordance with policies G1, G8,
C2 and CON15 of the South Oxfordshire Local Plan.
