That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the shed. Thereafter the shed shall be constructed in accordance with the approved materials and finishes. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8.

That the shed hereby permitted shall only be used for purposes incidental to the occupation of 20 Ash Close and shall not be used for any commercial or business purpose whatsoever. Reason: To ensure that the use does not result in any loss of amenity to neighbours in accordance with the intent of Policies G8 and H12.
