Conditions / Refusal Reasons
That the development would be contrary to the general environmental/countryside policies and housing policies of the approved Oxfordshire Structure Plan 2011 particularly policies G1, G2, G5 and H1 and the Council's adopted South Oxfordshire Local Plan particularly policies G1, G8, C3 and H6 in that it would result in the undesirable consolidation of development in a hamlet where housing development would not normally be allowed. Additionally, the density and layout of the proposed development would be detrimental to the amenity of the neighbouring properties by reason of the loss of privacy that would arise from overlooking of gardens and noise and disturbance that would be likely to result from increased activity and traffic movements within the site and from use of the access. Furthermore the loss of landscaping within the site, would be severely detrimental to the character and visual amenity of the locality which lies within the Area of Great Landscape Value.

That the development would result in the creation of a substandard access lacking adequate visibility which would be detrimental to the safety and convenience of users of the public highway. As such the proposal would be contrary to policy G10 of the Council's adopted South Oxfordshire Local Plan.
