Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building in accordance with Policy CON10 of the adopted South Oxfordshire Local Plan.

That the external walls and roofs be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the work commences. Reason: To ensure that the details of the works are satisfactory in accordance with policies CON6 and CON10 of the Council's adopted Local Plan.

That works shall not commence until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory in accordance with policies CON6 and CON10 of the Council's adopted Local Plan.

That no work shall commence until there has been submitted to and approved in writing a detailed schedule of works including any repairs. Thereafter the work shall not be carried out other than in accordance with the approved schedule. Reason: To ensure the work does not detract from the character and special interest of the buildings which lie within the Henley-on-Thames Conservation Area in accordance with policies CON6 and CON10 of the Council's adopted Local Plan.

That prior to the commencement of work a detailed section through the parapet wall to the messroom shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the parapet wall shall be constructed in accordance with the approved section. Reason: To ensure that this detail respects the character and appearance of the surrounding brewery buildings in accordance with policies CON6 and CON10 of the Council's adopted Local Plan.
