Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and to accord with policy H12 of the Council's adopted Local Plan.

That prior to the first use of the roof terraces hereby permitted, the side walls on the eastern elevation, as shown on drawing number DOWN/2, shall be constructed and thereafter shall be retained as such unless otherwise agreed in writing by the Local Planning Authority. Reason: To protect the privacy of neigbouring residents in accordance with policy H12 of the Council's adopted Local Plan.
