That having regard to the excessive size and to its close proximity to the boundary of the site with 2 Playhatch Cottages the proposed two storey extension would result in a cramped and incongruous form of development which would detract from the character of the existing property and the appearance of the surrounding area. Furthermore the extension would be detrimental to the amenity of 2 Playhatch Cottages on account of its overbearing impact and the loss of light it would cause. Therefore the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies H12 and H3.
