That having regard to its prominent riverside location, the excessive size of the garage and boathouse building in relation to the small scale of both the existing dwelling on site and the proposed replacement dwelling which has the benefit of an extant planning permission, the proposal would result in an incongruous and inappropriate form of development which would detract from the visual amenities of the locality which lies within the Area of Great Landscape Value. Therefore the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G1 and C3.
