The Old Vicarage Cottage is considered to be a curtilage building to The Old Vicarage, which is a Grade 2* listed building. Having regard to its excessive size and bulk the proposed extension would not respect the scale and design of the existing building. It would detract from its character and appearance and be detrimental to the visual amenities of the area which is within the Chilterns Area of Outstanding Natural Beauty. Therefore the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies H12, C2 and CON6.
