Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory and to accord with
policy H12 of the Council's adopted Local Plan.
That the external walls and roof of the garage be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences.

That all new windows shall match those of the existing building in type, design and external finish unless otherwise agreed in writing by the Local Planning Authority.

That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development.
Reason: To safeguard trees which are visually important and to accord with policy C16 of
the Council's adopted Local Plan.
That no development shall take place until there has been submitted to and approved in writing, details of the size and species of tree to replace the ash tree to be felled.
Reason: To safeguard the character and amenity of the area and to accord with policy C16
of the Council's adopted Local Plan.
That the tree approved pursuant to Condition 5 shall be planted in the first planting season following the occupation of the accommodation or completion of the extension, whichever is the sooner; and if within a period of 5 years from the completion of the extension the replacement tree dies, is removed or becomes seriously damaged or diseased, it shall be replaced in the next planting season with another of a similar size and species, unless the Local Planning Authority gives written consent to any variation.

Council's adopted Local Plan.
