Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used shall be as specified on the approved plans unless otherwise agreed in writing by the Local Planning Authority. Reason: To secure a satisfactory appearance.

That details of the foundations of the garage together with details of the existing and proposed ground levels, shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Thereafter the garage shall not be constructed other than in accordance with the approved foundation and level details. Reason: To protect the trees along the south-western boundary of the site.

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area.
