Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the existing conifer screen along the whole of the south eastern boundary adjoining properties in Churchfield shall be retained and properly maintained at a height of not less than three metres, and that any plant which may die or be seriously damaged or destroyed within five years of this permission shall be replaced and the replacement shall be properly maintained unless alternative planting is otherwise agreed in writing by the Local Planning Authority. Reason: To protect the amenity of neighbours.

That the change of use hereby permitted shall be carried out strictly in accordance with the description, plans and letter dated 1 August 1996 contained in the application reference P96/S0374 and subject to the conditions hereby imposed. Reason: As the application seeks planning permission which has been the subject of three temporary consents and it is not accompanied by a full statement of the proposed use.
