Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That notwithstanding any indications as to those matters which may have been given in the application, no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the external walls and roofs of the buildings.
Reason: To ensure that the details of the development are satisfactory.
That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area.
That prior to the commencement of any other development the existing garage and the bedroom wing, shown to be demolished on drawing no 5464 SK2 Rev B shall be demolished and the materials resulting from the demolition which are not to be used in the new development shall be removed from the land.
Reason: To protect the character and amenity of the area and to ensure a satisfactory development.
That the storage area/studio window in the west elevation of the garage building hereby permitted shall be glazed in obscure glass prior to first occupation of the premises and shall thereafter be retained as such.
Reason: To ensure that the development is not unneighbourly.
That the garage building hereby permitted shall be used only for purposes incidental to the occupation and use of Woodstock as a single dwellinghouse and shall not be occupied or used as separate residential accommodation or for any trade or business use.
Reason: The use of this building separate from the main dwelling would result in an undesirable sub division of the property.
