Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory.

That the oak tree to be felled in pursuance of this consent shall be replaced in accordance with details which shall have previously been submitted to and approved in writing by the Local Planning Authority. The oak tree shall be replaced during the first planting season following its felling in accordance with the approved details and thereafter the replacement tree shall be maintained for a period of five years. Reason: In the interests of amenity.

That the extension hereby permitted shall remain as ancillary to the use of the existing dwelling as one residential unit and shall not be occupied separately. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy.
