Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That notwithstanding any indications as to those matters which may have been given in the application, no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the external walls and roof. Reason: To ensure that the details of the development are satisfactory.

That retail sales to members of the public shall only take place from the area indicated as "shop" on drawing no. LJ/1/20 accompanying the application and the remainder of the building shall be for storage purposes only. Reason: Planning permission is granted specifically to meet the needs of Friar Park Stables and a larger retail use would be detrimental to the rural character and amenity of the Chilterns Area of Outstanding Natural Beauty.

That the building hereby permitted shall only be used as a shop and store in connection with the equestrian use of Friar Park Stables and shall not be used separately therefrom. Reason: Planning permission is granted specifically to meet the needs of Friar Park Stables and a larger retail use would be detrimental to the rural character and amenity of the Chilterns Area of Outstanding Natural Beauty.

That the existing containers and shop building shown on drawing no. LJ/1/21 shall be removed from the land prior to the first use of the building hereby permitted. Reason: To safeguard the character of the area.

That the development to which this permission relates shall not be exercised in addition to, or in connection with any part of the development permitted under reference P99/S0440. Accordingly this permission shall be alternative to the previous permission so that either, but not both, may be implemented. Reason: To prevent an inappropriate development of the site by the implementation of both permissions.
