That having regard to the semi-detached form and the modest size of the existing dwelling the proposed 2-storey extension would be an inappropriate form of development by reason of its size and bulk, resulting in an extension which would not be in keeping with, or subservient to, the scale of the existing dwelling and would detract from the duality of the design of the semi detached dwellings to the detriment of the appearance of the locality. The development would therefore be contrary to the Council's policies contained in the adopted South Oxfordshire Local Plan particularly policy H12.
