That having regard to its excessive size and bulk the proposed two storey extension would detract from the small scale character and appearance of the existing dwelling and would be detrimental to the character and visual amenity of the locality, which lies in the Chilterns Area of Outstanding Natural Beauty. Therefore the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies C2 and H12.
