Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be as specified on the approved plans unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory.

That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the walls or roofslopes of the development hereby approved facing east or south. Reason: To ensure that the development is not unneighbourly.

That the building hereby permitted shall be used for the purposes specified in the application only, incidental to the enjoyment of Purbeck and shall not be used as habitable accommodation, occupied or used separately therefrom. Reason: The separate occupation or use of the building would represent an undesirable sub-division of the property, result in inadequate standards of amenity and privacy and harm the amenities of the neighbouring property.

That the first floor window in the east elevation of the building hereby permitted shall be glazed in obscure glass prior to its first use and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly.

That existing ground levels on the site shall not be raised. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity.
