Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That this permission shall enure only for the benefit of, and the premises shall be occupied only by Collins and Lambourne as described in the application. Reason: Because permission is given only in view of the special circumstances.

That the open areas outside the building, including the lean-to area on the north-east side of the building, shall be used for parking, manoeuvring, loading and unloading only and no repairs, maintenance or other industrial or business use shall take place in these open areas. Reason: To protect local amenities.

That no work shall take place at the premises and the premises shall not be open to the public between the hours of 9pm and 7am. Reason: To ensure that the development is not unneighbourly.

That prior to the first use of the building for repairs and maintenance, the building shall be insulated with an appropriate sound-insulating material, in accordance with a scheme which shall first have been submitted to and agreed in writing by the Local Planning Authority. Reason: To ensure that the development is not unneighbourly.

That prior to the commencement of the development details of any external lighting shall be submitted to and be approved in writing by the Local Planning Authority. Reason: To protect local amenities.

That all staff and customer parking shall take place within the area shown for this purpose on drawing no XX accompanying the letter from the agent dated XX/05/00 and this area shall not be used for any other purpose. Reason: To ensure adequate space is available for the parking of vehicles.

That retail sales shall remain ancillary to the main use of the land and buildings for agricultural engineering and all retail sales shall take place within the buildings except for the display of plant and machinery for sale in the area shown for this purpose on drawing no XX accompanying the letter from the agent dated XX/05/00. Reason:
