That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the commencement of the development a schedule of materials for the construction of the conservatory shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the conservatory shall not be constructed otherwise in accordance with the approved schedule of materials. Reason: To preserve the character and appearance of the Sonning Eye Conservation Area.

That existing ground levels on the site shall not be raised. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity.
