Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in the application to seek permission for the development and the plan numbers 90387/930/100 P002A, P003A, P004, P005, P006, P007, P010 and P011 accompanying such application except as modified by conditions of this permission unless otherwise agreed by the Chief Planning Officer in writing. Reason: To ensure the details of the development are carried out in accordance with the application as approved.

That development must be begun not later than the expiration of five years beginning with the date hereof. Reason: By virtue of the provisions of Section 91 (1) (a) of the Town and Country Planning Act, 1990.

That the external walls and roofs of the buildings be constructed and finished in accordance with a Schedule of Materials which shall first have been submitted to and approved in writing by the Chief Planning Officer. Reason: To ensure the Materials and Finishes are compatible with the surrounding development.

That no development shall take place until there has been submitted to and approved in writing by the Chief Planning Officer a scheme of landscaping, which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development. Reason: In the interests of the visual amenities of the area and to ensure the creation of a pleasant environment for the development.

That the tree protection measures to be submitted pursuant to Condition 4 above shall in particular allow for the provision of protection zones around the following trees shown on drawing number 90387/930/100 P003A attached to this permission; (i) Tree 1 (Cherry) - a protection zone measuring a minimum of 4 metres northwards from the adjoining footpath; (ii) Tree 2 (English Oak) - a protection zone measuring a minimum of 1 metre beyond the widest extent of the tree canopy in all directions; (iii) Tree area 3 - a protection zone measuring a minimum of 5 metres from the eastern boundary of the site between Points A and B on the aforementioned drawing (to the rear of Nos. 8, 9 and 10 Red House Drive). Reason: To ensure the protection of trees on the land and to preserve the amenities of the locality.

All tree protection zones should be fenced before work commences and should be maintained for the duration of works on the site, with either chestnut pale and scaffolding fences to BS specification or Heras type fence panels fixed to either scaffolding or wooden stakes. The fencing should be marked at every change of direction and, (on long runs), at intervals not greater than 10 metres, with signs indicating its purpose. Reason: To ensure the protection of the trees on the land and to preserve the amenities of the locality.

That the existing substandard buildings, as identified on drawing number 90387/930/100 P003A attached to this permission, shall be demolished and removed from the site prior to the occupation of the building hereby approved. Reason: In the interests of the amenities of the area.

Access to the site shall not be used by contractors' traffic between the hours of 8.40 am - 9.10 am, 11.55 am - 12.30 pm and 3.15 pm - 3.45 pm during normal school working days. Reason: In the interests of pedestrian and highway safety.

That roof water pipes shall connect to drains directly or via deep seal trapped gullies. Reason: To prevent the pollution of the water environment.
