Conditions / Refusal Reasons
That the erection of a dwelling on this site does not constitute infill development and having regard to its backland location, its height, scale and bulk the proposed dwelling would represent an intrusive form of development which would be out of keeping with and detrimental to the character and appearance of the surrounding area, which lies within an Area of Great Landscape Value. Therefore, the proposal would be contrary to the general, environmental and housing policies of the Oxfordshire Structure Plan 2011, particularly policies G1 and H1 and the Council's adopted South Oxfordshire Local Plan, particularly policies G8, H5 and C3.
That the proposal would constitute backland development in that the dwelling would be located at the rear of the existing residential development with the access drive located in close proximity to Little Cottam and Lashbrook Grange. As such, the proposal would constitute an unneighbourly form of development by reason of noise and disturbance for the occupants of those dwellings. Therefore the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy H18.
