Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That, prior to the commencement of any development, a detailed schedule of all works to be carried out to the building shall be submitted to and be approved in writing by the Local Planning Authority and thereafter the development shall only be undertaken in accordance with the agreed schedule. Reason: To secure the safety and protection of the listed building and to accord with policy C11 of the Council's adopted South Oxfordshire Local Plan.

That the development shall not commence until a detailed specification of the type, design and external finish of all doors, windows, rainwater goods and ventilation have been submitted to and been approved in writing by the Local Planning Authority and thereafter the development shall only be carried out in accordance with the agreed specification. Reason: To ensure that the details of the development are acceptable and to accord with policy C11 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of the development, samples of hand made plain clay tiles to be used for making good the roofs of the buildings shall be submitted to and agreed in writing by the Local Planning Authority and thereafter only the agreed tiles shall be used for making good the roofs. Reason: To ensure that the details of the development are acceptable and to accord with policy C11 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of the development samples of the materials to be used for making good the walls of the buildings shall be submitted to and be agreed in writing by the Local Planning Authority and thereafter only the agreed materials shall be used for making good the walls. Reason: To ensure that the details of the works are acceptable and to accord with policy C11 of the Council's adopted South Oxfordshire Local Plan.

That, prior to the commencement of the development, details of the design of the garden walls and samples of the materials to be used in their construction shall be submitted to and be approved in writing by the Local Planning Authority and thereafter the development shall only be carried out in accordance with the approved details and materials. Reason: To ensure that the details of the works are acceptable and to accord with policy C11 of the Council's adopted South Oxfordshire Local Plan

That prior to the commencement of the development the open store to the south of the main barn shall be demolished and the hay barn shall be relocated, as shown on drawing no. 1461/11 accompanying the application. Reason: To ensure that the details of the development are acceptable and to accord with policy C11 of the Council's adopted South Oxfordshire Local Plan.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of hard and soft landscaping which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development. Reason: To protect local amenities.

That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings.

That notwithstanding the provisions of Article 3 of, and Classes A, C, D, E and H of Part 1 and Class A of Part 2 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities.

That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority and the development shall only be carried out in accordance with the approved details. Reason: In the interests of public health and to avoid pollution and to accord with policy G7 of the Council's adopted South Oxfordshire Local Plan.

That prior to the commencement of the development, a comprehensive photographic record of the existing buildings shall be submitted to the Local Planning Authority and the development shall not commence until the Local Planning Authority has confirmed in writing that the photographic record is acceptable. Reason: To provide a detailed record of the listed building before it was converted.
