Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the building be constructed and finished not in accordance with the specification of materials and finishes contained in the application, but in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory.

That the residential accommodation shall be restricted to the second floor of the building as shown on the approved plans and shall only be occupied by staff employed at the Oratory Preparatory School and dependants of such a person or persons. Reason: The provision of residential accommodation in this location in the open countryside would be contrary to the policies contained in the Council's adopted South Oxfordshire Local Plan and planning permission is only granted to meet the essential needs of the school.

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area.
