That the proposal would be contrary to policies GB2, C3 and H12 of the South Oxfordshire Local Plan and Government advice in PPG2 - Green Belts. Having regard to the size and bulk of the extensions proposed, in particular the addition of a first floor and raising of the roof, the proposal would result in inappropriate development in the Oxford Green Belt which would be out of character with the existing property and detract from the rural character of the Oxford Green Belt and the Area of Great Landscape Value.

That the proposal would be contrary to policy H12 of the South Oxfordshire Local Plan in that the extensions, which involve raising of the roof and insertion of dormer windows, would result in overlooking of the adjoining property, 85a Southend, which would detract from the residential amenity currently enjoyed by the occupants of that property.
