That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, H12, CON 6, 8 and 10 of the Council's adopted South Oxfordshire Local Plan.

That the surface treatment of the timber boarding shall be agreed in writing with the Local Planning Authority prior to the commencement of the development hereby approved. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, CON 6, 8 and 10 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G1, CON 6, 8 and 10 of the Council's adopted South Oxfordshire Local Plan.

That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON 6, 8 and 10 of the Council's adopted South Oxfordshire Local Plan.

That the new rooflight shall be conservation type and so retained. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON 6, 8 and 10 of the Council's adopted South Oxfordshire Local Plan.

That the existing wall and trellis adjacent to the road shall be retained. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON 8 and 10 of the Council's adopted South Oxfordshire Local Plan.

That a scheme for the dismantling of the winding gear and its reinstatement elsewhere shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON 8 and 10 of the Council's adopted South Oxfordshire Local Plan.
