That the materials to be used for the external walls and roof of the building shall be as shown on the plans accompanying the application or as otherwise agreed in writing with the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the Council's adopted South Oxfordshire Local Plan.

That the building hereby permitted shall be used only for the purposes specified in the application for garage, store, workshop and playroom, for the personal enjoyment of occupants of 2 Upper Farm Cottages, and the building shall not be used for any commercial or business purpose whatsoever. Reason: To protect local amenities in accordance with Policy C11 of the Council's adopted South Oxfordshire Local Plan.

That the building shall not be adapted for living purposes unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the policies of the Local Planning Authority in accordance with Policies GB2 and H6 of the Council's adopted South Oxfordshire Local Plan.
