That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H12 and CON6 of the Council's adopted South Oxfordshire Local Plan.

That prior to the erection of the external walls of the extension, a sample stone work panel shall be erected on site and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON6 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H12 and CON6 of the Council's adopted South Oxfordshire Local Plan.

That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON6 of the Council's adopted South Oxfordshire Local Plan.

That the materials resulting from the demolition of the existing kitchen and the two outbuildings shall be permanently removed from the site. Reason: To safeguard the character and appearance of the existing building and the Beckley Conservation Area in accordance with Policy CON8 of the Council's adopted South Oxfordshire Local Plan.
