Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

The samples of the tiles to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON8 of the South Oxfordshire Local Plan.

That the feather edged boarding shall be stained in accordance with details to be submitted to and agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON8 of the South Oxfordshire Local Plan.

That the rooflights shall be conservation type and so retained. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON8 of the South Oxfordshire Local Plan.

That the garage doors shall be vertically boarded and side hung and so retained. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G8 and CON8 of the South Oxfordshire Local Plan.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development. Reason: To protect local amenities in accordance with Policies G8 and G9 of the South Oxfordshire Local Plan.

That details of the construction of the new drive shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To safeguard trees which are visually important in accordance with Policy G8 of the South Oxfordshire Local Plan.

That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the South Oxfordshire Local Plan.

That the first floor of the garage shall be used for storage purposes only. Reason: To secure the proper planning of the locality in accordance with Policy G8 of the South Oxfordshire Local Plan.
