That the proposal would be contrary to the general, environmental and housing policies of the Oxfordshire Structure Plan (policies G1, G2, EN1, EN4 and H1) and the South Oxfordshire Local Plan (policies G1, G3, G5, C3 and H6). Roke is a hamlet that lacks facilities and is not considered to be an appropriate or sustainable location for new housing. The site is not a brownfield site and the existing farm buildings are an integral part of the character of the countryside. The development of the site in the manner proposed would extend residential development into the countryside and appear out of keeping with the rural character of the area which lies within an Area of Great Landscape Value.
