That the proposal would be contrary to policies G1 and H12 of the adopted South Oxfordshire Local Plan. Having regard to the size and bulk of the proposed extension and to its proximity to numbers 45 and 47 Lower High Street, the proposal is considered to be an unneighbourly form of development that would be overbearing in the outlook of these properties and detract from the standard of residential amenities enjoyed by the occupiers of the properties.

That the proposal would be contrary to policy CON8 of the adopted South Oxfordshire Local Plan. Having regard to the incongruous form and detailing of the proposed extension and to its prominence in the street scene, the proposal would neither preserve nor enhance the character and appearance of the Thame Conservation Area.
