Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with policies G1, H12 and CON8 of the South Oxfordshire Local Plan.

That a sample panel showing the coursing of the natural stone using lime mortar shall be agreed in writing by the Local Planning Authority prior to the commencement of the development hereby approved. Reason: To ensure that the details of the development are satisfactory in accordance with policies G1, H12 and CON8 of the South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with policies G1, H12 and CON8 of the South Oxfordshire Local Plan.

That prior to the commencement of the development, ventilation details shall be submitted to and agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with policies G1, H12 and CON8 of the South Oxfordshire Local Plan.

That quoins shall be used around all corners and openings. Reason: To ensure that the details of the development are satisfactory in accordance with policies G1, H12 and CON8 of the South Oxfordshire Local Plan.

That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development. Reason: To protect local amenities in accordance with policy G9 of the South Oxfordshire Local Plan.

That the landing window in the south elevation of the dwelling on plot 2 shall be obscure glazed and so retained. Reason: To ensure that the development is not unneighbourly in accordance with policy H12 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the south elevation of the dwelling on plot 2 other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with policy H12 of the South Oxfordshire Local Plan.

That the retaining walls shall be faced in brick a sample of which shall be submitted to and approved in writing by the Local Planning Authority prior to the erection of the walls. Reason: To ensure that the details of the development are satisfactory in accordance with policies G1 and CON8 of the South Oxfordshire Local Plan.

That the slab levels for the dwellings and garages shall be as shown on the approved plans, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with policies G1, H12 and CON8 of the South Oxfordshire Local Plan.
