Conditions / Refusal Reasons
That within three months from the date of this decision a landscaping scheme shall be submitted to and approved in writing by the Local Planning Authority. The landscaping scheme should detail the planting of a native hedgerow leading up to the entrance gates and pillars from the access off the A40 Northern By-Pass. Reason: To ensure that the development assimilates with its rural setting in accordance with South Oxfordshire Local Plan policies, particularly Policy C3.

That within nine months from the date of this decision the landscaping scheme required by Condition 1 of this permission shall be implemented and thereafter maintained in accordance with the approved scheme. Any plants that die, become damaged or diseased within 5 years of planting shall be replaced by an equivalent number and type of plants in the first available planting season. Reason: To ensure that the development assimilates with its rural setting in accordance with South Oxfordshire Local Plan policies, particularly Policy C3.
