The proposal would be contrary to policy H4 of the South Oxfordshire Local Plan. The proposed dwelling constitutes a cramped and awkward form of development which appears uncomfortable and out of keeping in the streetscene.

The proposal would not comply with Government advice contained in PPG15 and would be contrary to policy CON8 of the South Oxfordshire Local Plan as it would fail to preserve or enhance the character of the Thame Conservation Area by creating a cramped and awkward looking building which will appear incongruous in the streetscene.

The proposed dwelling, would adversely affect the residential amenity of 46 Park Street due to the close proximity of the proposed new dwelling to an existing side bathroom window and would adversely affect the residential amenity of 47 Park Street due to the close proximity of the rear elevation of the proposed new dwelling to this property and so would be contrary to policy H4 of the South Oxfordshire Local Plan.
