Conditions / Refusal Reasons
That the proposal would be contrary to the general, countryside and housing policies of the Oxfordshire Structure Plan 2011 (particularly policies G1, EN1, EN4 and H1) and the adopted South Oxfordshire Local Plan (particularly policies G1, G3, G8, C3 and H5). The site does not constitute a strict infill plot, that is a small gap in an otherwise built up frontage, and its development in the manner proposed would consolidate the existing sporadic pattern of development, detracting from the rural character of this part of the village. Furthermore, the creation of the proposed new access and vision splays would result in the loss of a significant amount of mature roadside hedging together with a number of established trees which would further open up the site and detract from its unspoilt rural appearance.

That the proposal would be contrary to policy G10 of the adopted South Oxfordshire Local Plan in that it would result in additional turning movements to and from the highway causing hazard, to the detriment of users of the highway.
