Conditions / Refusal Reasons
That the proposal would be contrary to policies G1 and H5 of the adopted South Oxfordshire Local Plan. Having regard to the size, bulk and siting of the proposed dwelling, behind the existing well established line of development in Butts Way, the proposal is considered to be an unacceptable form of development that would appear out of keeping with its surroundings and detract from the residential amenities enjoyed by the occupiers of neighbouring properties by reason of intrusion, loss of open outlook and disturbance.
That the proposal would be contrary to policy G8 of the adopted South Oxfordshire Local Plan. The group of three large beech trees on the site are protected by a Tree Preservation Order and having regard to the proximity of the proposed dwelling to these trees, it is considered that the proposal could threaten their future health and stability and lead to pressure for their removal that would detract from the visual amenity of the locality.
