Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory.

That the parking provision shall be as shown on plan reference 353236/002 and shall be retained and maintained for use in connection with the petrol filling station and shop on the site. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities.

That no deliveries shall take place to the shop premises except between the hours of 08.00 and 20.00 on Mondays to Saturdays and no deliveries shall take place on Bank Holidays. Reason: To ensure that the development is not unneighbourly.
