Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the South Oxfordshire Local Plan.

That the proposed first floor window on the eastern elevation of the extension shall be fitted with obscure glazing and shall be so retained and maintained. Reason: To prevent overlooking, in accordance with Policy H12 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no first floor windows shall be constructed in the western and eastern elevations of the extension hereby permitted other than that expressly authorised by this permission. Reason: To prevent overlooking in accordance with Policy H12 of the South Oxfordshire Local Plan.

That three parking spaces shall be retained and maintained within the site. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy T9 of the South Oxfordshire Local Plan.
