Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the premises shall be used only for purposes within Class B1(a) office use and for no other purposes in Class 'B' of the Town and Country Planning Use Classes Order 1987.
Reason: To safeguard the character of the area in accordance with Policies G7 and E6 of the
adopted South Oxfordshire Local Plan.
There shall be no raising of existing ground levels on the site and prior to development commencing details shall be submitted to the Local Planning Authority that give existing and finished ground levels to Ordnance Datum.
Reason: To prevent the increased risk of flooding due to impedance of flood flows and
reduction of flood storage capacity in accordance with Policy G16 of the South
Oxfordshire Local Plan.
No spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood.

No soakaways shall be constructed such that they penetrate the water table, and they shall not in any event exceed two metres in depth below existing ground level.
Reason: To prevent pollution of ground water in accordance with Policy G7 of the adopted
South Oxfordshire Local Plan.
A Buffer Zone 8 metres wide alongside all watercourses shall be established in accordance with details which shall be submitted to and approved in writing by the Local Planning Authority before the development commences.
Reason: To maintain the character of the watercourse and provide undisturbed refuges for
wildlife using the river corridor in accordance with Policy C15 of the adopted South
Oxfordshire Local Plan.
That the car park shall be laid out in accordance with drawing 10A unless otherwise agreed in writing with the Local Planning Authority.
Reason: In the interests of highway safety and convenience in accordance with Policies T9
and G11 of the adopted South Oxfordshire Local Plan.
Details of any new lighting to be provided as part of this development shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of the development.
Reason: To protect the visual amenities of the area and to limit light pollution
in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
