Conditions / Refusal Reasons
That the proposal would be contrary to policy C11 of the adopted South Oxfordshire Local Plan and to Government Guidance set out in PPG2 - Green Belts. The form, bulk and general design of the building is not in keeping with its surroundings, and the building is not suitable for the proposed use without major rebuilding. It thus fails the requirements of both C11 of the South Oxfordshire Local Plan and PPG advice.

That the proposal would be contrary to policies C11(i)(b), C11 (iv) and C3. The proposal would require the provision of an extensive access drive over what is present an open field, together with parking facilities and hardstanding, all of which would detract from the openness of this part of the Green Belt and the character and appearance of this Area of Great Landscape Value.

That the proposal contains no provision for essential toilet or kitchen facilities and could lead to further development on the site which lies within the Oxfordshire Green Belt and an Area of Great Landscape Value, contrary to policies GB2 and C3 of the adopted South Oxfordshire Local Plan and Government Advice in PPG2 - Green Belts.
