Conditions / Refusal Reasons
That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policies G1 and H12 of the adopted South Oxfordshire Local Plan.
That the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior permission of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to
protect local amenities in accordance with Policies G8, G10, G11 and H11 of the
adopted South Oxfordshire Local Plan.
That a scheme for the comprehensive landscaping of the site, including the planting of live trees and shrubs, the treatment of any new hard surfaces and the treatment of all property boundaries (see landscape guidance Note No. 2) shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of development.
Reason: To help to assimilate the development into its surroundings in accordance with
Policies G8, G9 and H11 of the adopted South Oxfordshire Local Plan.
The approved scheme for the landscaping of the site shall be implemented in accordance with a management plan (see landscape guidance Note No 2) which shall first have been submitted to and approved in writing by the Local Planning Authority prior to the commencement of development, and such plan shall include details of the timing of all soft and hard works of landscaping relative to the planned commencement of development, the maintenance of those areas for a minimum period of 3 years from the provision of the relevant landscape feature.
Reason: To help to assimilate the development into its surroundings in accordance with
Policies G8, G9 and H11 of the adopted South Oxfordshire Local Plan.
The area of land so designated on the plans hereby approved shall be used exclusively as a play area and shall be provided in accordance with a detailed layout and management plan which shall be submitted to and approved in writing by the Local Planning Authority before development commences, such details to include the stage at which the play area shall be provided relative to the commencement of the development and the management and maintenance of the area for a minimum period of five years from its first provision.
Reason: To ensure that provision is made for a children's play area in accordance with
Policy R3 of the South Oxfordshire Local Plan.
That the dwellings shall not be occupied until the means of access between the land and the highway has been formed, laid out and constructed strictly in accordance with the deposited plan reference 99133/02C and the Oxfordshire County Council's specification for the construction of estate streets and all ancillary works therein specified have been undertaken strictly in accordance with the said specification and deposited plan.
Reason: In the interests of highway safety and convenience in accordance with Policy G10
of the adopted South Oxfordshire Local Plan.
That the parking provision shall be as shown on the deposited drawing, reference 99133/02C all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to
protect local amenities in accordance with Policies G8, G10, G11 and H11 of the
adopted South Oxfordshire Local Plan.
