Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience.

That the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior permission of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities.

The existing access shall be closed and the land shall be reinstated as public highway following the completion of the new access. Reason: In the interests of highway safety and convenience.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory.

Development shall not commence on site until written approval has been granted by the Local Planning Authority to plans detailing the slab level of the building hereby permitted relative to existing ground level, and the development shall only proceed strictly in accordance with the details so approved. Reason: To ensure that the development is not unneighbourly or intrusive.

That the ridge height of the new dwelling shall not exceed one metre above the eaves level on the southern elevation of No 47 Gidley Way. Reason: To ensure a satisfactory relationship with the adjacent house.

That no development shall be carried out on the site unless an application for planning permission in that behalf is first submitted to and approved by the Local Planning Authority, and this condition shall apply notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995. Reason: To protect local amenities.

That two parking spaces shall be provided and thereafter retained on the site as indicated on Plan 2A. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities.

That the existing hedgerow and trees along the road boundary shall be retained and properly maintained and any plant which may die or be seriously damaged or destroyed within three years of completion of the development shall be replaced with a species of the same type as that being replaced, unless written consent to any variation is given by the Local Planning Authority. Reason: To help assimilate the development into its surroundings.

That the garage doors shall be faced with vertical timber boarding and shall be stained in a colour which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings.
