That the removal of the chimney breast and back-to-back fireplace seriously harm the special architectural and historic character of this Grade II listed building.  As such the development is contrary to Government guidance contained within PPG15 - 'Planning and the Historic Environment' and to policies contained within the adopted South Oxfordshire Local Plan, particularly policy CON5.
