That the proposal by virtue of its design, in particular the roofscape of the extension, together with its bulk, scale and position would have a dominant and overbearing effect upon the neighbouring property, no 39 Manor Drive, and would create a cramped appearance in the street scene. It is therefore considered to be contrary to the provisions of the South Oxfordshire Local Plan, particularly policy H12.

That insufficient space is available within the curtilage of the site for 5 vehicles to be parked in accordance with the Council's vehicle parking standards resulting in parking on the adjacent highway to the detriment of the safety and convenience of users of the site and the road users in general. The development would therefore be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy G11.
