Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory.
That the building shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever.
Reason: To safeguard the character of the area.
That details of the trees that will need to be removed from the site shall be submitted to and approved by the Local Planning Authority. In addition replacement planting shall be carried out in accordance with details to be agreed with the Local Planning Authority and within 12 months of the commencement of the development. If within a period of 5 years from the date of its planting any new tree is removed, uprooted, destroyed, dies or becomes seriously damaged or defective, a new tree of the same size and species as that first planted shall be planted, unless the written consent to any variation is given by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings.
