Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area.

That bonnet tiles shall be used on all ridges, a sample of which shall be submitted to and approved in writing prior to development commencing. Reason: To ensure that the details of the development are satisfactory.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory.

That prior to the first use of the garage hereby permitted the horizontal timber boarding used to clad the walls shall be stained black and shall thereafter be retained as such. Reason: To ensure that the details of the development are satisfactory.

That the garage building hereby permitted shall be used only for purposes specified in the application, for a garage/workshop and office, incidental to the occupation of Severn Bells Cottage, and the building shall not be adapted for living purposes or used for any commercial purpose without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof. Reason: To accord with the policy of the Local Planning Authority and to safeguard the character of the area.
