Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That no works shall commence until a full schedule of conversion works has been submitted to and approved by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy C11 of the Council's adopted South Oxfordshire Local Plan.
That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, including rooflights, external doors and methods of ventilation has been submitted to and approved in writing by the Local Planning Authority.

Policy C11 of the Council's adopted South Oxfordshire Local Plan.
That notwithstanding the provisions of Article 3 of, Parts 1 and 2 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within Classes A, B, C and D of Part 1, Class A of Part 2 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To protect local amenities in accordance with Policy C11 of the Council's adopted
South Oxfordshire Local Plan.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the garage accommodation shall be retained as such for use in connection with the existing farmhouse and the barn conversion, and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to
protect local amenities in accordance with Policy C11 of the Council's adopted
South Oxfordshire Local Plan.
That the building shall not be used for any commercial letting purposes without the prior grant of planning permission from the Local Planning Authority.

South Oxfordshire Local Plan.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no external lighting shall be erected at the site unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To protect the rural amenity of the area in accordance with Policy C11 of the
Council's adopted South Oxfordshire Local Plan.
That within one month of the first occupation of the barn conversion hereby permitted, the existing farm buildings to the east of the barn shall be removed and the site left in a tidy and orderly state.
Reason: To ensure that the details of the development are satisfactory in accordance with
Policy C11 of the Council's adopted South Oxfordshire Local Plan.
