That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory.

That the existing hedge along the northern boundary of the site shall be retained and maintained. Reason: To protect local amenities.

That prior to the first occupation of the dwelling, two parking spaces shall be provided on the site, in accordance with plan reference B12/97/02B, and shall be so retained and maintained. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities.
