Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the external walls and roof be constructed and finished in
accordance with a schedule of materials and finishes which shall first
have been submitted to and approved in writing by the Local Planning
Authority before the development commences.
Reason: To ensure that the details of the development are satisfactory.
That prior to the commencement of the development the existing
buildings numbered 3 and 4 on drawing no. E4175/D2 received on
8 September 1997 shall be demolished and the materials therefrom
removed from the site.
Reason: In the interests of the visual amenities of the area.
That if within 10 years of the substantial completion of the
building, the use of the building for agricultural purposes
permanently ceases and, within a further 3 years, planning permission
has not been granted for an alternative use, and there is no
outstanding appeal, the building shall be demolished, the materials
shall be removed from the land and the land restored to its former
condition before development took place, or to such a condition
as may otherwise be agreed in writing by the Local Planning
Authority within 3 months of the expiry of the period specified.
Reason: To safeguard the character of the area.
