That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That prior to the first occupation of the dwelling, space shall be laid out within the site for two cars to be parked and such spaces shall be retained and maintained thereafter. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That the existing hedge along the frontage of the site shall be retained and shall be maintained at a height of not less than 1.8 metres. Reason: To help safeguard the rural character of the area. That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health and to avoid pollution.
